That work was scheduling, quality control, and keeping big projects on track, and it changed how I look at houses. My wife Laura and I have owned and self-managed rental properties since 2020: three single-family homes and a duplex. So when an investor asks me whether a property will cash flow, I'm answering as someone who has fixed the furnace at 10 p.m. and screened the tenants myself.
